Office Tenancy Agreements

St Peter's Gate offers low cost, easy in - easy out Office Tenancy Agreements for both start-up entrepreneurs and established innovative businesses. Satellite Agreements are also available, aimed at new businesses that require a commercial, professional address, but are not yet in a position to commit to the cost of renting an office. Tenancy Agreements are granted for 6 month periods and are renewable by mutual agreement.

St Peter's Gate is part of Sunderland's Science Park and therefore wishes to encourage knowledge-based and innovative businesses, particularly those with a science or new media base, including commerce, digital media and enterprises associated with the creative industries. As an example, we have high specification office accommodation available from as little as £40 per week.

As standard this payment would include:

  • Rent
  • Heating
  • Lighting
  • Electricity
  • Water rates
  • Office cleaning
  • Post in (sorted and distributed to collection point)
  • Reception service fully manned by our professional staff from 8:30am - 5:00pm Monday to Friday
  • IT support
  • Use of meeting rooms for up to 16 hours per week free of charge (previously booked with Reception, subject to availability and St Peter's Gate Terms and Conditions)
  • Operation of CCTV and 24-hour security
  • 24 hour access.

The following benefits are also offered to occupational tenants:

  • 20% discount on conferencing and boardroom hire.
  • Access to the University's Enterprise, Business Development Team.
  • Access to University Facilities.

The following items will incur an additional charge:

  • Business rates
  • Postage
  • Telephone point rental
  • Data point rental
  • Call costs for all lines
  • Any other of St Peter's Gate services and facilities you may wish to take advantage of

Tenants obligations

The business must apply and be accepted by a selection panel.

Payment must be by direct debit, payable monthly in advance.
